An exit from an investment in a property share needs to be planned before you sign, not when you need the money. Selling a share involves five separate steps: any minimum holding period, offering the share, finding a buyer, setting the price and the payout itself. Each of them is governed by the contract, and the option to sell does not mean a guaranteed immediate buyback. At AMANI Invest, the rule is: the share can be sold under the contract – AMANI has a right of first refusal and will help find a buyer among the other investors. The exact terms for transferring the share are set out in the contract for the specific project, and we will go through them together before you sign.

Five steps that are often lumped together

The sentence "the share can be sold" only tells you that a sale is possible. When, to whom, for how much and when you get the money are four further questions.

StepWhat it meansWhat to ask
Minimum holding perioda period during which the contract does not allow or limits a saleDoes the contract set a holding period, and from when does it run?
Offering the sharehow you signal that you want to sellTo whom and in what form do I offer the share?
Finding a buyerwho can buy the share and who looks for oneWho can be a buyer, and who helps with the search?
Valuationhow the price of the share is setWho sets the price and what is it based on?
Payoutwhen and how you receive the money after agreeing with the buyerWithin what period and how will the transfer and payment take place?

So there can be several steps between deciding to sell and money in your account. How long they take depends on the contract and on whether a buyer is found.

How selling a share works at AMANI Invest

The share can be sold under the contract – AMANI has a right of first refusal and will help find a buyer among the other investors. The exact terms for transferring the share are set out in the contract for the specific project, and we will go through them together before you sign.

For this reason, the article does not give time limits, a holding period or a buyback price. They are part of the contract for the specific project and may differ between projects. Ask for an explanation of what the right of first refusal in the specific contract means for the process and time limits when you go through the contract together.

While you hold the share, you receive a part of the actual rental result according to the size of your share, a monthly report after the close of each month and a payout in euros. How the whole model works is explained in our article Fractional property investing: how it works and what you get.

A checklist of questions for the contract

Before signing, look for the answers to these questions in the contract for the specific project. If you cannot find an answer in the text, ask directly:

This list is not a legal assessment. You can also go through the contract with your own legal adviser before signing.

How to factor in the exit when choosing the amount

A property share is not cash in your account. So invest an amount you will not need for everyday expenses in the foreseeable future, and keep a reserve for unexpected situations outside the investment.

With a whole investment property, you sell everything at once and look for a buyer across the whole market. With a share, you sell only your part under the rules of the contract.

What this means for you

When planning an exit, distinguish five steps: holding period, offering the share, finding a buyer, valuation and payout. The option to sell does not mean a guaranteed immediate buyback, and the exact terms are always in the contract for the specific project. If you want to know the transfer terms before you decide, contact us and we will go through them together.
